AVENEW 888 – Modo

Modo is the first released phase of AVENEW 888, AVENEW Development’s residential community in Dubai South. The wider masterplan brings together five mid-rise buildings, landscaped courtyards and a substantial range of shared facilities. Modo introduces the community’s approach to living: private homes are paired with places to work, exercise, learn and spend time with neighbours. The residential offer includes one to three-bedroom apartments and two and three-bedroom duplexes.

The architecture uses a modular rhythm, broad openings and terraces to balance individual homes with the shared landscape. Apartments provide a single-level arrangement, while duplexes distribute the living space over two floors. Buyers can compare these formats according to household size, work habits and the importance of outdoor space, rather than treating every residence as an interchangeable floor plan.

AVENEW 888’s planned amenities include adult and children’s pools, fitness and yoga spaces, a half basketball court, gardens, barbecue areas and play zones. Modo is suited to residents seeking a community format with multiple shared uses. Anticipated completion is in the first quarter of 2028. The official July 2026 payment document sets out a 50/50 structure, comprising 10% on booking, a further 40% in staged payments and 50% at handover.
