Arya Residences

Arya Residences is a Citi Developers residential project on Dubai Islands, comprising 68 homes in a building with a ground floor, two podium levels and ten residential floors. The housing mix extends from one-, two- and three-bedroom apartments to four- and five-bedroom duplex penthouses. The smaller collection gives the programme a different scale from the developer's larger JVC towers.

The announced specification centres on furnished interiors and private outdoor spaces. Citi includes custom furniture, household appliances and IoT-enabled building and apartment systems. Each residence is described as having its own sky pool, while a personal assistant robot is included in the developer's connected-home concept. Study spaces are identified in several apartment layouts. The larger duplexes add double-height living areas, multiple private pools and dedicated private lifts.

Shared facilities are arranged as a sequence of distinct spaces. The ground-floor Galerie combines the entrance experience, concierge and executive business centre. The Under Canvas includes a cigar lounge. The first-floor Feetz level brings together wellness and leisure facilities, including hot baths and infinity lap pools. Above the apartments, the Eleventh Sky provides a roof-level setting for relaxation and gatherings with city and waterfront outlooks.

The project is positioned within Dubai Islands and began its announced construction phase with an official groundbreaking in March 2026. The original developer allocation is sold out while construction continues. Its currently recorded delivery target is the fourth quarter of 2027. Arya's defining combination is a limited housing collection, furnished interiors, private pools and a broader set of shared resident spaces.
