WAADA by BT Properties

WAADA is a masterplanned residential community by BT Properties in Dubai South. It brings apartment buildings, townhouses and villas into a single development organised around landscaped public spaces and neighbourhood services. Its Dubai South setting relates to the wider growth of southern Dubai, including Al Maktoum International Airport and the Expo City area. The community has its own residential collections and development phases within that larger urban district.

Altura comprises apartment towers, with studios and one- and two-bedroom homes. Cascada uses a stepped architectural form and offers apartments with one, two or three bedrooms. Rayhan introduces townhouses with three or four bedrooms and private gardens. Raiha brings together four-bedroom semi-detached villas and six-bedroom independent villas. The latter include private lifts. These collections describe different housing forms within WAADA, with their own floor plans, outdoor spaces and building arrangements.

The masterplan presents landscaped parks, walking routes and places for outdoor recreation as connections between the homes. Planned community services include shops, restaurants, mosques, an international school, early-learning facilities, healthcare and a five-star hotel. Apartment facilities and the private amenities of a villa remain specific to each collection. These services are part of the future community plan, with their opening and availability following the progress of the corresponding phases.

BT Properties has started construction of WAADA's first phase and identifies the fourth quarter of 2028 as its announced completion period. The community is therefore a developing residential destination, with later phases and services extending the initial homes. Its range of apartment and family-house layouts supports different household needs within the same masterplan.
