BT Properties

BT Properties is a Dubai property developer led by CEO Ali Riaz Malik. The company brings experience in large residential communities to its work in the emirate, with its Dubai office based in Dubai South Business Park. Its development model combines homes with neighbourhood infrastructure, public spaces and services that are planned together rather than added around a single building.

WAADA is the company's principal Dubai masterplan. Located in Dubai South, it brings four residential collections into one connected community: Altura and Cascada apartment buildings, Rayhan townhouses and Raiha villas. The range extends from studios to six-bedroom homes, providing several scales of housing within the same overall plan.

Each collection has its own architectural approach. Altura uses tall towers and amenity podiums; Cascada features stepped buildings and shared courtyards. Rayhan is arranged around private gardens and townhouse streets, while Raiha includes semi-detached and independent villas. Parks, landscaped boulevards and walking routes link these different neighbourhoods.

The WAADA masterplan also includes future education and early-learning facilities, healthcare, retail, dining, hospitality and community mosques. The programme is being developed in phases, with Phase 1 announced for Q4 2028. BT Properties publishes a 70/30 payment arrangement with a portion after handover, reflecting a phased residential and community development programme.
