MAG’s real strength is its ability to address several buyer profiles. The group can deliver more accessible urban products, but it can also put forward much more ambitious niche assets. For Dubai Asset, that creates editorial value: we can build a sharper selection depending on whether a visitor is chasing rental depth, a more patrimonial address or a rarer house-led opportunity.

That diversity is also a double-edged sword. The wider the portfolio, the easier it is to blur categories. A disciplined investor should therefore compare MAG projects the same way they would compare projects from different developers: same area, same segment, same delivery window, same charge profile and same exit scenario.

Where the value sits today

Value is not uniform across the portfolio. Urban schemes in places like Jumeirah Lake Towers (JLT) or Dubai Sports City can support a clearer rental logic if pricing and charges remain competitive. Projects in Mohammed Bin Rashid City (MBR City) and on the creekside side of the city must be read differently: investors there are usually paying for more rarity, stronger livability and potentially better value retention, but also accepting a more selective buyer pool.

In other words, MAG becomes interesting when you choose the right box. The best cases are not always the loudest ones; they are the ones where product, district, timing and budget stay coherent together. That is exactly the angle we prioritize in our broader Dubai off-plan selection.
