Casa AHS

Casa AHS is an AHS Properties residential development on the Dubai Water Canal in Al Wasl. Launched in 2025, it comprises 32 residences, with three-bedroom penthouses, four- and five-bedroom sky villas, six-bedroom sky mansions and three sky palaces. The building combines a canal-side address with outlooks towards Safa Park. Its announced delivery target is the first quarter of 2027, and the programme remains under development.

Killa Design's architecture combines glass, steel and natural stone, with angular forms and organic curves responding to the flow of the canal. HBA designs the interiors. Expansive terraces, private lifts and ceilings reaching six metres contribute to the proportions of the homes. Stone surfaces, timber detailing and substantial glazing shape the living spaces, while the design gives outdoor areas a prominent role alongside the principal interior rooms.

Private pools accompany the residences, and the shared amenity programme includes an indoor pool with pool lounge, gym and yoga room. Onsen-inspired facilities form a distinctive part of the wellness offer, alongside spa spaces. Residents also have a screening room, lounge, breakfast and café areas and an omakase dining experience. A cigar lounge adds another setting for gathering within the building.

Round-the-clock concierge support, a dedicated application and chauffeur services accompany the residential programme. Planned practical facilities include individual parking, electric vehicle charging, bicycle storage and secured residential storage. The surrounding canal promenade and Safa Park extend the opportunities to spend time outside. Casa AHS brings these private homes, shared services and waterfront surroundings together in a separate 32-residence address within AHS Properties' canal portfolio.
