Waldorf Astoria Residences Dubai Business Bay is a branded residential development on Marasi Drive, overlooking the Dubai Canal setting. Developed by NABNI, the tower brings together architect Carlos Ott and interior designer HBA. Its collection of 146 homes ranges from one- to four-bedroom apartments to duplex townhouses, full-floor sky villas, duplex sky villas and triplex sky mansions. This variety creates several scales of home within one residential address.

The architectural design gives the tower a slender profile and distinctive crown. Interiors are planned with an emphasis on proportion, materials and the transition between private rooms and entertaining spaces. The residences are semi-furnished, with kitchen cabinetry, appliances and wardrobes included. Larger configurations offer multiple levels or an entire floor, while balconies and extensive glazing connect the homes with their urban waterfront surroundings.

The amenity programme includes indoor and outdoor pools, a fitness studio, spa, yoga spaces, hydrotherapy and cold-plunge pools. Children have a pool and play area. Residents can use Peacock Alley, a golf simulator, meeting facilities, shared lounge areas and a viewing deck. Outdoor gardens, cabanas and seating areas add different places to relax within the development.

Waldorf Astoria residence services include a personal concierge, a director of residences, reception, security and valet arrangements. Additional services such as housekeeping, personal chefs or in-residence treatments are available on an à-la-carte basis. Planned completion is in the fourth quarter of 2029. The published payment schedule provides for 20% on booking, 40% during construction and 40% on completion, with registration and administrative charges separate.
