AVA at Palm Jumeirah

AVA at Palm Jumeirah is OMNIYAT’s limited collection of 17 residences at the entrance to the island. Sixteen residences and a Sky Palace occupy a building shaped around generous terraces and private pools. Portia Fox is the interior designer, while the architecture uses curved forms and extensive glazing to open the homes toward the water and Dubai’s skyline.

Water also defines the arrival, with a landscaped entrance and reflecting surfaces. Residents have direct private access to the neighbouring ONE at Palm Jumeirah’s facilities, according to the developer, including its beach, promenade, jetty and residents’ cinema. Dorchester Collection manages the service experience, with concierge and valet assistance.

The official specification presents a 24-storey building, with four-bedroom simplex homes of 6,700 to 8,800 sq. ft. and a four-bedroom duplex of around 17,000 sq. ft. The five-bedroom Sky Palace reaches approximately 33,000 sq. ft. This scale, together with the limited number of homes, gives AVA a different residential character from a conventional apartment tower, with outdoor living integral to each residence.

AVA’s latest official construction update places the development in final commissioning after the first DCD and pre-BCC inspections in July 2026.
