LUMENA South Tower by OMNIYAT

The LUMENA South Tower by OMNIYAT, previously promoted as LUMENA ALTA, is the taller partner of the LUMENA Towers at the gateway to Business Bay. GAD designs the 380-metre, 73-level mixed-use building. Its commercial offer includes substantial offices across three lift banks, with adaptable layouts, extensive glazing and landscaped private terraces. The South Tower is a distinct project from LUMENA’s commercial North Tower.

The planned amenities combine executive business facilities with a sky restaurant, fitness centre, wellness and spa spaces, hydrotherapy rooms and an elevated pool. Office, lifestyle and wellness concierge services support the workplace experience. Sustainability, wellbeing and technology certifications are presented as targets on the current official page, not as all already achieved.

The published office schedule allocates 67 units to the first lift bank, 39 to the second and 26 to the third. Starting areas are approximately 4,502, 4,545 and 4,564 sq. ft. respectively. This organisation gives the South Tower a more varied programme than an office building composed only of repeated floors.
