REEF 998

REEF 998 is a residential and retail development of 323 homes in Dubai Land Residence Complex. Studios and one-, two- and three-bedroom apartments are arranged above a commercial component, bringing a range of household sizes into one building. The tower's regular balconies and vertical form distinguish it from the smaller REEF residences in the same district.

Every residence incorporates the developer's cooled sunken balcony concept. These recessed outdoor spaces accompany interiors with light finishes and contemporary fittings. The published layouts cover approximately 412–478 sq ft for studios, 623–798 sq ft for one-bedroom apartments and 1,002–1,011 sq ft for two-bedroom apartments. Three-bedroom homes extend to about 1,397 sq ft, adding a family-sized option to the smaller layouts.

An infinity swimming pool and sunken seating form part of the shared recreation areas. Aqua bikes introduce a water-based fitness option, while an outdoor gym supports another form of exercise. Children's play facilities are also included. The different activities are integrated into landscaped outdoor spaces, with places for both movement and relaxation around the building.

A dedicated retail component complements the residences and gives the project a mixed-use role within DLRC. Its location places the scheme in an inland Dubai district with apartment buildings and local services, connected through the wider road network. The developer publishes an expected handover in the second quarter of 2028. REEF 998 combines a broad apartment mix, a commercial base and the outdoor-living features that define the brand.
