AHS Tower

AHS Tower is an AHS Properties commercial development on Sheikh Zayed Road in Dubai. The company acquired the former Big Ben Tower in July 2024 and is developing the 69-level building as an office address. The programme was fully reserved by February 2026 and remains under development. Its location places the tower within the city's established business corridor, near DIFC and the surrounding commercial districts.

The office collection includes full-floor spaces of 6,278 to 6,695 square feet and half-floor spaces of 2,964 to 3,625 square feet. Flexible layouts combine workstations with executive offices, reception areas and meeting rooms. Large windows bring natural light into the workspaces and provide views across the city. Seventeen lifts, including service lifts, and more than 500 parking spaces form part of the building's practical infrastructure.

The ground-floor hospitality lounge includes reception, a coffee bar and a retail concept area. A members club on the mezzanine adds meeting spaces, an exhibition area and the Ascent Clubhouse. These facilities give businesses places to receive visitors and hold conversations beyond their individual office premises. Architecture by Killa Design and interiors by AHS Atelier accompany the transformation of the building into its current commercial programme.

Dedicated upper-level facilities include a fitness club on level 62 and a wellness centre on level 63, with swimming pool, jacuzzi, steam room and spa treatment spaces. Pilates and yoga areas, salon facilities and relaxation lounges broaden the offer. The rooftop Sky Gallery and Winter Garden create another setting for gatherings and dining. AHS Tower brings office floors, business services and leisure facilities together within one commercial building.
