LUMENA by OMNIYAT is the commercial North Tower of the LUMENA pair at the gateway to Business Bay, beside Sheikh Zayed Road. Designed by GAD, it rises to 260 metres and contains 99 offices, including half-floor formats. The developer presents flexible shell-and-core workplaces with full-height glazing, double-deck passenger lifts and a substantial parking provision.
The programme extends beyond office floors: a Sky Theatre supports events and presentations, while the owners’ club, business centre, meeting spaces and co-working facilities support professional use. A sky pool, fitness, yoga and Pilates studios, sauna, steam room and ice baths form the planned wellness offer. Concierge services connect office operations with lifestyle support.
The current unit schedule distinguishes 81 offices from 18 half-floor offices. Office areas start at approximately 4,346 sq. ft., while the half-floor formats begin around 6,858 sq. ft. The published programme also includes retail space, creating a destination with uses beyond the office collection itself. Its Business Bay gateway position and proximity to the metro corridor are part of the developer’s stated location concept.
OMNIYAT announced the complete sell-out of LUMENA in August 2025. The tower remains an ongoing project, with completion currently indicated for the fourth quarter of 2029. It is separate from the taller South Tower, formerly promoted as LUMENA ALTA.
